Current Homes Sales & Statistics for Vernal
Hi everyone and Happy Thursday to you all. Many of my clients and friends in have recently called me asking what the market is showing in response to the in oil pricing and the recent layoffs in our area. I thought I would share with you the actual statistics of our market this year versus last.
While we are seeing a decrease in actual homes sold in the fourth quarter of 2014 versus 2013 (down by 29 properties) the median price of those that have sold is up $15,000.00. Local lenders are finding their lending applications up about 2/3rds for the first quarter of this year which is a very strong indicator that second quarter sales will be very strong. We are seeing a slight softening of home sales over $300,000 but remain hopeful that 2nd quarter will show a resurgence in sales in that price range as well. The First time home buyers sales remain strong and new construction is slightly down as is normal for the 4th quarter. Over all our Market is not showing a large drop in demand vs. supply.
